Yeah, I actually like the vibe of neighborhoods full of 3-4 story apartments (usually ground floor is shops).
The thing is, if you upzone to allow that, that family's property value will probably rise because the land becomes more valuable

I visit Houston with some regularity. They have exactly this in many neighborhoods. But it doesn't feel anything like this rather sad picture. Because these neighborhoods have killer amenities. You can walk to very good restaurants. There are lots of good bakeries.
When I lived in Seattle, I was surrounded by quaint single family homes. We were a 25 minute bus ride from downtown, but nearby there was nothing: just lots of single family housing. No good bakeries.
Texas is the land of the free (dammit, they're converting me).
